Why fireplaces here fail inspection

Blame the shoulder season. October and April fires run small and smoky. Unseasoned local oak makes it worse. Flue gas cools fast in an exterior masonry stack. That condensate bakes into glazed stage-two creosote. It looks like black varnish on the clay tile. A brush will not touch it.

So the inspection starts in the firebox, not on the roof. Damper plate and seat first, because year-round Delaware Valley humidity rusts them stuck. Then the smoke chamber, looking for missing parging and water staining that points to a cracked crown. A camera reads the tile joints above that. Sixty-year-old ranches and split-levels often show mortar washed clean out between tiles.

Prefab boxes in 1980s–2000s townhouses get read differently. Cracked refractory panels and warped baffles appear often. A bent chase cover holds water against stucco. The label plate matters. Parts are listed to that model only.

Gas is its own category. Vent-free log sets retrofitted into old masonry fireboxes push moisture and soot into flues never relined for gas. Fuel conversions leave oversized, unlined flues behind.

You can check some of this yourself. White efflorescence on the brick, rust on the damper handle, spalling above the roofline, scratching behind the smoke shelf. Chimney swifts nest in open flues and are federally protected.
